Operations and Development Overview

Experience and Background

Abbington Senior Living Corporation (Abbington) has been successfully developing and managing independent, assisted, and memory care communities for over 20 years. Collectively, Abbington has over 85 years of senior living management experience.

In 1999, Abbington (formerly Wentworth Senior Living Services or WSLS) opened the first Wentworth Assisted Living building (49 AL beds) in East Millcreek, Utah. Over the next 7 years, WSLS opened five new communities, re-opened two existing properties that had been previously closed, and obtained four third party management contracts.

Total units under management reached over 530 before a successful sale off during 2006.

The following is a list of communities managed by WSLS prior to the sale:

• The Wentworth at East Millcreek – 50 beds of assisted living (HUD Property)

• The Wentworth at Draper – 55 beds of assisted living (HUD Property)

• The Stratford at Draper – 35 beds of assisted living/memory care (HUD Property)

• The Wentworth at Willow Creek – 55 beds of assisted living/memory care

• The Coventry at Cottonwood Heights – 88 units of independent living

• The Wentworth at Cottonwood Heights – 55 beds of assisted living

• The Wentworth at Union Park – 120 beds of independent living/assisted living/memory care

• The Wentworth at Summit County – 43 beds of assisted living/memory care

• The Avenues Courtyard – 50 beds of assisted living (HUD Property)

• The Abbington at Heber – 100 beds of independent/assisted living/memory care (Addition of 16 units opened in October 2018)

• The Abbington at Mapleton – 70 beds of independent/assisted living/memory care

• The Abbington at Holladay – 83 beds of independent/assisted living/memory care

    Abbington has developed and currently manages the following communities:

    • The Abbington at Murray – 114 beds of independent/assisted living/memory care

    • Abbington Manor at Lehi – 80 beds of assisted living and memory care

    • The Abbington at St. George – 109 beds of independent/assisted living/memory care

    • The Abbington at Gilbert – 91 beds of independent/assisted living/memory care

    Management Services

    Below are some of the areas we focus on to ensure that we manage our communities to the expectations of our residents, families, and investors.

    Marketing

    Oversight and training of marketing personnel
    Development and oversight of marketing plans and goals
    Creation and placement of media and advertising campaigns
    Assistance in developing marketing budgets
    Competitor and market analysis
    Measurement and performance evaluation
    Regular marketing meetings

    Operations

    Develop and implement all policies and procedures
    Oversight for compliance of all state rules and regulations
    Weekly contact with executive directors
    Regular meetings with all company executive directors
    Monthly community visits to evaluate maintenance needs
    Regular on-site community visits to review all areas of the operation
    Securing contracts for all necessary vendors
    Oversight of quality assurance measures
    Oversee training for each department
    Oversight of annual HUD inspections

      Financial

      Accounts Receivable/Accounts Payable
      Assistance with debt service, tax, and assessment payments
      Assistance with annual audit, including HUD audits
      Creation of monthly financial reports
      Creation of annual budgets
      Assistance with profit and replacement reserve distributions according to
      established owner parameters and/or HUD requirements

        Human Resources

        Oversee Employee Benefits Programs
        Hiring of key personnel
        Oversight of training and performance reviews
        Assistance with disciplinary action and terminations
        New Employee orientation and paperwork

          Development of New Communities

          Developing and operating high quality communities is key to Abbington’s success.

          • Abbington has an experienced internal development team which focuses on the development and construction of new communities.

          • Abbington oversees all aspects of development from site selection, coordination with cities, state and local health departments, overseeing the construction process, and all pre-opening and permits and licenses required for opening.

          • Abbington partners with reputable construction companies that builds, reviews and/or consults with each project to help keep construction costs down and provide an overall high quality senior community.

          • Abbington has partnered with construction companies that have built multiple assisted living projects as well as numerous other multi-family and residential communities.

          OUR STATEMENT

          “Our first visit to the Abbington was on a Saturday afternoon. The marketing director, came in special to give us a tour. She was amazing!!! She was so upbeat, so patient with all our questions, and so understanding of the difficulty of moving a parent from their home to an assisted living facility. The same can be said of all the staff. From the activities director, to the maintenance man, and all the dining room staff, the cleaning staff, the nurse and CNA’s. They are all so kind and every time they see our mom, they call her by name.

          The move to the Abbington has been 100% positive for our mom. She can now go to church on her own, and to the beauty shop by herself. She is actually more independent at the Abbington than she was living alone in her home. She eats 3 delicious meals every day. She loves going on the bus to different places and for scenic rides. She is able to exercise, play games and most importantly she gets to mingle and socialize with others of her same age and stage in life every day! She has thanked us several times for “finding this beautiful place for her to live.”

          I have recommended the Abbington to several people. I cannot praise the facility and the staff enough; they truly are the “best of state”.”

          This place is amazing. The entire staff is kind and welcoming. Abbington helps residents feel a sense of purpose. The facilities are beautiful and clean. The ice cream stand is a fun bonus. I am grateful that my father is there and never feel like I have to worry about his well being.

          What a fabulous place for our Mom to be. It was an easy move in, everyone has been sweet, kind and caring. There's many social activites to keep Mom from being bored. The staff is very personable, and the dining is like being at a restaurant. They make the meals so fun and inviting. Abbington is clean and decorated nicely. I'm happy Mom call the place home!!

The Family of Lila thanks you that we “got our money’s worth” and we received a fullness of the things of your hearts and souls, i.e. the things money cannot buy. That has made all the difference. That has made the service genuine. It takes the loneliness out of living in a care center because the other residents and those providing service and care feel real love and real friendship; a real sense of family.
